Negotiations, wow. If you’re thinking about selling your house, and you wanna walk away with the most amount of money in your pocket, then this video is for you. Hi, I’m Melissa with Utah Homes by Melissa. I have to say, I’ve seen a lot in the 13 years that I’ve been in the real estate business. Here are a few of my negotiation tricks that will help ensure that you get top dollar when you’re selling your house. First, don’t. Yes, I said don’t settle for the first offer you get. Whenever a seller tells me that they sold their house in a day or a weekend, all I can think is, Wow, they probably left money on the table. They should have allowed proper marketing time. That way, it ensures that you get the most amount of money on the sale and the best terms possible. If you’ve got multiple offers, still look at countering those offers. In most cases, buyers are gonna increase their offer or give you better terms once they are competing with other people and they know it. Always tighten up timeframes and contingencies, if that’s possible. You can also get higher earnest money deposit initially, and that way, the buyer has more skin in the game. Also be sure that the buyer qualifies and has the funds to cover the difference between what their offered amount is and what the home gets appraised at just in case there are appraisal issues. Be sure that you contact the lender prior to accepting their offer. And ask that lender qualifying questions. Like, have they run the buyer’s credit? Have they verified employment? Seen their taxes? And is the buyer fully approved, or has it gone through desktop underwriting approval, or to be determined approval? Listen, I can go on and on about all of the things that you, as a seller, need to be concerned about when negotiating and counter offering on your house when it comes time to sell. But let’s be honest. You shouldn’t have to worry about this and what all these crazy terms mean. That’s why you hire me.
