What is the Traverse Mountain Neighborhood in Lehi, Utah like? Well, today I’m giving you a neighborhood tour of Traverse Mountain in Lehi, giving you more info about the area and, as always, a bird’s-eye view, so stay tuned.

But first, today we are talking about Traverse Mountain in the heart of Silicon Slopes, Lehi. I get asked a lot about Lehi, so I wanted to get more specific about Traverse Mountain because I get asked about that neighborhood a lot as well. A lot of people think that it’s up the entire mountain, so I want to show you more of the homes that are there and how it’s kind of laid out in the Lehi area.

Traverse Mountain is located just barely on the east side of the 15 Freeway in Lehi. So, it’s up a little bit elevated from most of the rest of Lehi, but still in the heart of Silicon Slopes. You may have heard of the Traverse Mountain outlets that are right there. Lots of corporate buildings, Silicon Slopes, so tech type companies, and Lehi is really conveniently located.

To give you an idea, there’s a big Cabela’s right there on Traverse Mountain. So, if you’re driving from Cabela’s up to Salt Lake International Airport, you’re about 30 miles. And on the flip side, if you want to head south of Cabela’s to get to Provo, you’re about 21 miles. So, it really is very centrally located if you plan on commuting from Salt Lake County or Utah County.

Now, Traverse Mountain is an area, but it’s also a subdivision that is an HOA maintained subdivision. And I’m going to show you some video of some of the homes in Traverse Mountain area that are part of the HOA and the clubhouse and the pool that they have there. If you’re in the actual Traverse Mountain subdivision, your HOA fee is going to run you about $90 a month as of the time of this recording. Now, that will give you the clubhouse and the pool access, and the clubhouse has like a little gym and things like that in there too. But it doesn’t take care of any of your landscaping or your water bills or anything like that. It’s just the big master plan type community, the parks and things like that around the area.

Traverse Mountain has tons of trails. It’s not uncommon to be up there and see people walking a lot out there, riding their bikes, playing at the park, the pickleball courts, all kinds of stuff. So, if you want an active community, it’s great. And one of the things that people love about living in Traverse Mountain is one of their trails is actually wide enough for a golf cart. So, if you don’t want to get in the car and drive to the clubhouse or to the pool, you can actually get a golf cart, and I know people that have, and take your golf cart on the trail/sidewalk up to the clubhouse.

When I shot this video, I saw a father and a son out running together on the trails that kind of wind through the area. You’ll see in some of my drone footage, the mountains really aren’t that far away, so you can go up into the canyon. I mean, there’s just a lot to do if you want outdoor activities in Traverse Mountain as well.

So let’s talk about houses. You can see here, there are some amazing houses in Traverse Mountain, just gorgeous. There’s a home up there right now that’s for the Utah County Parade of Homes, and they’re just fantastic properties. But you got to be prepared. Some of the older homes in Traverse Mountain right now, you might be able to get lucky and find one in the mid-500s, but generally most of the homes right now are high 700s and up in Traverse Mountain. And you have to be prepared. They go very quick, just like everything right now, but it is a very desirable area, so houses go fast in Traverse Mountain.

Now, a typical house, like I said, some of the older houses in the mid-500 range, you will see about 3,000 square feet, but the majority of the newer homes in Traverse Mountain that are in the 700,000, 800,000-plus range, you’re going to be looking at about 4,000 square feet or greater for a home in this area.

Now, if you go a little bit further east on Traverse Mountain and outside of the Traverse Mountain HOA, per se, there’s a lot more new construction going on. And when you look at my video, you can kind of see why it’s a little bit confusing, because Traverse Mountain is an actual mountain that people are just building like crazy on, but then there’s also the Traverse Mountain HOA. So, it’s a little bit confusing in that area. However, there is new construction in HOA developments that are currently happening a little bit further east and even a little bit further north than the central Traverse Mountain HOA that’s right there by Cabela’s.

Now, because you are on a mountain, you just need to be prepared for winds. It’s very similar to being in Draper, where you can have really windy days up there. And you are on a mountain, so your potential for wildfires has got to be close to your mind being on the mountain. So, as crazy as it sounds, Traverse Mountain, part of it, more on the east side, was actually on fire last year. And so, just be aware of some of those concerns that some people have when they move to Utah and they’re not used to the mountains and that potential for fire in the neighborhoods.

Okay, so let’s talk shopping in the area. Of course, if you’re an outdoorsy person, you have Cabela’s right there. You have the Traverse Mountain outlets. You have a local grocery store, Harmons, right there on Traverse Mountain, restaurants, great sushi, all different things right there, conveniently located on Traverse Mountain.
