What is it like, or what should you expect when it comes to living in The Avenues in Salt Lake City, Utah? Some people and some websites actually consider it the number one neighborhood in Salt Lake City. Today I’m going to take you on a tour of the neighborhood.Hi, this is Melissa Ballman, and I’m a real estate agent here in the greater Salt Lake City area. First, today, we’re going to talk about The Avenues in Salt Lake City, Utah.First, if you’re not familiar with The Avenues in Salt Lake City, it’s just a little bit northeast of downtown Salt Lake City. You’ll see in my drone videos and photos how close it actually is to downtown. When you’re moving from west to east, the streets are letters. You can see both on the Google map and a little bit in the videos that it’s perfect lines all through The Avenues. Like I said, west to east is letters and then north to south is numbers. Your furthest south point is 1st Avenue, and as you travel north up to The Avenues, then it goes up to 18th Avenue, which is the most northern point of that area.Now, hopefully you can tell in some of these videos and stuff, there is quite a bit of an incline on the streets as you head north in The Avenues, which makes for amazing views, but really not great commutes on big storms in the winter time. Depending on what part of The Avenues you live in, some people will say from 6th Avenue north, everybody’s a little bit different, you’re going to need all wheel drive or four wheel drive for those storms in the winter time. It can shut down bus service, if you do rely on city transit to get you around, because it’s not terribly uncommon for cars to slide and hit things in winter storms as they’re coming down from the northern part of The Avenues.One thing that people love about living in The Avenues is it’s known to be the most walkable neighborhood in Salt Lake City. Now be prepared to get your burn on if you’re walking up that hill, as we were just talking about as you head north into The Avenues. It’s really common for people be out walking their dogs, walking the neighborhood, walking with kids, you name it. You’re always seeing people out in the neighborhood, walking and biking, and who wouldn’t? They have beautiful tree-lined streets, which unfortunately it is only April 1st when I got this video, so a lot of the vegetation has not grown in from the winter yet. With that walkability you’re also very, very close to downtown Salt Lake City. Like you’ll see in the video, you’re within a few minutes of The U, you’re not more than maybe 10, 15 minutes to the airport depending on which part of The Avenues you’re in, and this is, of course, drive time. You have all the shopping of downtown, eateries, bars, you name it, you’re going to be close to it in The Avenues.I hope you’re enjoying my video so far. Now, there are things that some people may not like about living in the Avenues, so let’s jump into that. First of all, the homes are built in the late 1800s, early 1900s. You can find some sprinkling in there of homes a little bit later in the 1900s, but generally speaking, you’re going to see a lot of bungalow, Victorian, and two story homes from, like I said, that late 1800s, early 1900 timeframes. Some people love that charm. Many of the homes have been updated in the area, but a lot have not, so be prepared for that when you’re looking at homes.With that desirable area and the bungalow style homes, the lot sizes are not very big. It’s more of an exception to find houses that one, either have a garage or two, they’re going to be detached garages that you’re going to have to walk to and from the house. When it comes down to it, because it’s such a desirable area, it’s downtown, it’s close to everything, you better be prepared to pay for that. It doesn’t matter if you’re renting. There are apartments in the area. There’s condos in the area and there’s single family homes. As of April 1st, 2021, you might be able to get lucky and find a house in The Avenues, single family home for the mid 400s, that’s going to need some updating. I would say mid to high 400s. Those are very far and few between. If you’re wanting to live in The Avenues in a single family home, you better count on about 550 minimum and up.Now, there aren’t a lot of condos available, but inventory is down anyways. To give you an idea, there is a one bedroom, one bath, 850 square foot condo right there, downtown Avenues area, and it’s listed at just over $238,000. It went under contract within three days, so I’m guessing that that unit is going to end up selling closer to the 250 range. That gives you an idea of what you’re looking at for more affordable housing with a condo and what you’re going to get. Now rents in the area, although I don’t do rental market, you can count on $1000 plus.Now, with The Avenues, there are many homes that have been converted or were originally built as duplexes. I have a client who I’ve helped him purchase a couple of duplexes down in The Avenues area. Those are also great areas for investors who are looking to purchase homes or rental properties, because you do have the hospitals right there, the University of Utah right there, so it’s a great rental market as well.Well, I hope you enjoyed my video today.
