Should I move to Suncrest in Draper Utah?

No doubt about it. Draper is a hot city, but is Suncrest in Draper, a good neighborhood for you today? I am going to give you a neighborhood tour and a bird’s eye view of the neighborhood.

Hi, this is Melissa Ballman and I’m a real estate agent here in the greater salt Lake city area. But today I’m going to give you a tour of the Suncrest neighborhood in Draper, as a Draper resident, myself, a lot of people ask me my opinion of Suncrest, if they should go there or not. So let’s take a look. So a few things to know about Suncrest. Suncrest is located at the top of South mountain. And Suncrest actually has two counties that it’s located in, there is Salt Lake County, part of Draper and Utah County, part of Draper. So if you are searching for a home specifically in Suncrest, do not put just one County or the other, because depending on which side of the mountain you could be located in either County.

Now, some of the biggest things that draw people to the Suncrest neighborhood is you have amazing views of both the mountains and Salt Lake County and Utah County. The other big thing that draws people to Suncrest is you’re up above the inversion. So I’m going to show you some drone footage of two different times, both on clear days and on an inversion day. So you can see the difference of what people mean about getting above the inversion in Suncrest. Now, Suncrest, like I said, it’s located at the top of the hills or mountain. So you are going to have more snow than you will have in the Valley up there. And sometimes it’s quite a bit more snow. I personally love snow so that doesn’t bother me. Your temperatures in the summertime are actually going to be a little bit cooler than in the Valley, which is a huge bonus, but you’re also going to have more wind in Suncrest than you will in the Valley.

Another thing to consider with Suncrest, because there is two sides of Suncrest, North and South. Your school districts can be different, even though you’re in the same subdivision. So you may go to Corner Canyon High School in Draper, depending on one area of Suncrest, but you may go to Lone Peak and Alpine on the other side of Suncrest. So, if school districts or particular high schools are important to you, you need to really research where that line is drawn in Suncrest for the school district or school that you’re most interested in. HOA is involved when it comes to Suncrest, even in the single family homes, you’ll see you have a community pool that you have access to, basketball courts.

There is a fire station located at the top of Suncrest, but no police stations. And this was surprising to me talking to a friend who once lived in Suncrest, not too long ago. And she actually mentioned, and I’d never given it much thought that if you need the police, there is a slower response time because there’s no substation up there. And so it takes them longer to get from the Valley floor where their police stations are all the way up to Suncrest. So if there’s a car break in or some other type of emergency, unfortunately you are going to have to wait longer, in most cases for police response. Unless of course, there’s police sitting up there, which honestly, I’ve never seen police up there. So now, because Suncrest is located at the top of a mountain, you have to plan for extra commute time.

So the speed limit is 40 miles per hour. If you’re heading down the North side of Suncrest into Salt Lake County, and that is two lanes each direction for the majority of that drive. Now, I don’t often see people only doing 40 miles per hour to be 100% honest with you. But given that speed limit, you need to plan on about 10 minutes to get from Suncrest down to the North side of the base of the mountain towards the 15. Honestly, I would plan on about 15 minutes. Just because there’s different parts of Suncrest and going through residential, my 10-minute estimate to give you an idea is from the main area of Suncrest, right when you come into that subdivision. So in the winter time, because you’re coming down a mountain, if we’re having snow, you need to plan on snowy, icy conditions adding to that commute time.

So you don’t see many townhouses in Suncrest. There is one development of townhouses, but for the most part, you’re going to have single family homes. And currently, at the middle of March, 2021, I can’t find any active listings under $550,000 in the Suncrest neighborhood. I hope you enjoyed my video today.
