Today, we are going to talk about one of the big main focus cities here in Silicon Slopes, Utah, also known as Lehi, Utah. So stay tuned. I’m going to take you from a bird’s eye view in a drone and show you the city, and talk about the pros and cons of living in Lehi.

Hi, this is Melissa Ballman and I am a realtor here in the Salt Lake City, Utah area. What that means, if you’re looking at making a move in Utah, hit me up and let’s see how I can help you. You can call me, text me, drop me a message below. But first, if you’re thinking about moving to Utah, check out my Facebook group called Salt Lake Life, where we talk about all things along the Wasatch front and the Salt Lake City area.

Lehi is actually one of the fastest growing cities in America. A 2020 estimate by the census Bureau is putting the population in Lehi at just over 62,000 people. And one of the reasons is, you have so many large companies for Silicon Slopes moving into Lehi. You have IM Flash, Micron, Adobe. Ancestry has an office there. Microsoft has an office there. A lot of these large tech companies are bringing in workforce into these areas and making Lehi explode.

But with this growth, the con is there’s a lot of traffic and construction everywhere you go in Lehi. A lot of the farm fields are being taken up by new construction, and you can see in my drone video, some of those big fields are now under construction and getting the underground work for housing and stuff to go in. It depends on how you look at it if that’s a pro or a con, but I have to tell you, the road construction is sometimes really unbearable.

Now, despite Lehi growing so much, their crime rate is phenomenal. According to areavibes.com, the crime rate is ranked an A plus for Lehi. And actually, it’s 55% below the national average overall for the crime rate. Violent crimes is actually down 76% from the national average. Very safe when you’re looking at the national average of crime rate in Lehi versus the national.

Lehi is actually really convenient in location. It’s about 30 minutes to Salt Lake International Airport, or 30 minutes south to Provo. So you’re really in the center of things, if you decide to call Lehi your home.

So if you want to live in Lehi, but you don’t work in Lehi, you have access to the Front Runner station. That’s right there by Thanksgiving Point, so it’s really convenient for the faster train versus the track system. Front Runner does not run on Sundays, but it does run every single day of the week, starting about 5:0 in the morning and goes till about just after nine o’clock at night. And then on Saturdays, it goes from about eight in the morning until about 11 o’clock at night. Very convenient for commuting. It will get you anywhere from Provo all the way up north into Davis County. So check that out if you’re looking at commuting options from Lehi.

Not only is Lehi have the beautiful Timpanogos mountains area behind it. I mean, Lehi is really beautiful. Anywhere in Utah is beautiful because of the mountains around. So that makes it nice because there’s lots of outdoors activities, bike paths, walking paths through Lehi area. The thing it doesn’t have is if you’re looking for a lot of nightlife, Lehi is not it. There’s not a lot to do as far as if you’re looking for clubs or bars, things like that. You’re going to have to go to Salt Lake cCity for those types of things and make that 30 minute commute.

Now with all of the growth that’s happening in Lehi, the benefit of that is a lot of stores have come into the area. You have an abundance of options for restaurants. You have Cabela’s for outdoors and hunting activities. You have Costco. Really any shopping you want to do, you can pretty much do in Lehi now, whether that’s large chains or mom and pop stores.

According to Lehi city website, the median income in Lehi is just over $72,000. And September of 2020, the average sales price in Lehi is just over $425,000. Now that includes single family homes, condos, townhouses, you name it, that is all included in that 425,000.

I hope you enjoyed today’s video about Lehi. And if you have any questions about Lehi that I didn’t answer in the video, or you want to talk about real estate in Utah, make sure you reach out to me. I’m here to help and always happy to help you any way that I can. Make it a great day.
