What are the pros and cons of living in Eagle Mountain, Utah? Well, it is one of the fastest-growing cities in Utah. And today, I’m talking all about Eagle Mountain.

So what is up with Eagle Mountain? Why is it one of the fastest-growing cities in Utah? Well, first off, the city itself is huge. It’s actually one of the largest cities in Utah, sitting at just about 50 square miles. So keep in mind, throughout this video, when I’m talking about Eagle Mountain, you have to understand there are parts of Eagle Mountain that are close to Utah Lake or closer and parts of Eagle Mountain that are further away. So it’s really hard to generalize because it’s such a large city. You can go from one end to the other, and it might take you 20 minutes just to go from one side of the city, to the other. So keep that in mind. You’ll see it in my videos, it is really spread out. It’s very rural, still, but it’s growing a ton with new construction, which has a lot of people drawn to that area because so many people right now are wanting brand new homes and it’s still affordable.

In right about June, July of 2021, our average sales price in Eagle Mountain for a home is sitting right about $460,000. But keep in mind, these are large homes, for the most part. You can still find single-family homes in the 300,000s out in Eagle Mountain. You have horse property. And then, of course, you have larger lots that can be close to a half-acre, even on new construction. So if you’re looking for space to spread out, Eagle Mountain is a great option.

And since we’re talking about houses, let’s not forget, Eagle Mountain qualifies at this time for USDA loans. Now, there are qualifying factors to USDA loans with income and number of people in the household and things like that. So you want to reach out to a trusted lender who’s familiar with USDA loans, but it does help people get into homes at a more affordable 0% down loan versus Utah housing where you’re having to put three and a half percent down.

So what is there to do in Eagle Mountain? Well, if you like the outdoors: walking, jogging, horse trails, bike trails, Eagle Mountain city website states they have about 30 miles of trails connecting into neighborhoods and things like that. Now, just knowing how master-planned areas work in Utah, I’m guessing that number’s going to go up because as these builders are coming in and making developments, my guess is they’re going to have more trails within their own subdivisions or communities that they’re building.

Out in Eagle Mountain, they also have OHV trails. So if you’re into that, they have about 80 miles of trails surrounding Eagle Mountain and through Eagle Mountain that you can go riding on, which is a huge plus because we love our outdoors here in Utah.

So Eagle Mountain also has a brand new high school that just recently opened in the last year or so. And you can also attend Westlake High School, in Saratoga Springs, depending on which part of Eagle Mountain you’re in.

So they’re building more and more infrastructure for that growing development. Now, one of the cons to me, with living in Eagle Mountain, is there are really two main roads to go in and out of Eagle Mountain. So as the city expands and we end COVID, so to speak, and more and more people are going back to work, the traffic on both of those roads, you can see in my video, the roads are not very big. It’s going to become worse and worse, which means longer commute times if you do in fact commute to work. They are building more and more things in Eagle Mountain. I saw a Dollar Tree going in there. There’s one grocery store right now in Eagle Mountain. There are no Walmarts or Targets or really big-type shopping pharmacies, things like that. So you will have a bit of a commute to do that, but like I said, they are building more and more. As far as eating, I have not come across much in Eagle Mountain. So if you’re one that loves to eat out and explore different foods, you’re going to have to plan on traveling and traveling a bit.

So as you can see in what I’ve shown so far, Eagle Mountain is wide open. And so you will find the winds are heavier in Eagle Mountain and it can get really windy out there really, really fast. With the growth that Eagle Mountain is seeing, you need to be prepared for construction and construction trucks. They are everywhere out there, so you’re constantly seeing concrete trucks and contractors. With that, unfortunately, rock haulers come, broken windshields, driving around town, or chipped windows. So just be prepared for the construction that is occurring and probably not an end in sight for many years to come. So you have to have a little patience with the roads that are in Eagle Mountain going in and out with those construction trucks.
