If you’ve thought about selling your house, you’ve probably wondered how long does it take to sell a house in Utah? Most people want to sell their home quickly and you will want to sell your home for the most money. Don’t just look at how much it costs to sell a house or the best time to sell a house, you need to take other things into consideration as well.

A question that I get asked a lot is about timelines when it comes to selling a house. What should you expect as a seller? Well, first you need to make sure the home is ready to sell. Hi, this is Melissa with Utah Homes by Melissa. You want to be really careful not to just throw a sign in your front yard, and slap the house on the MLS and call it good. You want to make sure the house is in show ready condition before you do any of that.
There’s things that you really need to think about prior to letting buyers into your home. So after we meet, and you decide to list with me, and sign a listing agreement, I’m going to schedule an appointment with a design person to come over, and they will give you recommendations on what you can do to enhance the appearance of your home. This is going to help maximize the return on your investment of your home. And it’s essential because research shows the importance of staging your house in relation to the amount of money that you’re going to get on your house at the end, and how quickly it’s going to sell. Now don’t worry, there’s no extra cost to you for me to get that arranged, but it’s so important.
Now once the house is in show ready condition, I’m going to schedule a professional photographer, and they’re going to come to your house, and they’re going to capitalize on all of the unique features of the home, and it will show in the best possible light with these pictures. And once we have those back, I’m going to get to work on the backend marketing of your home. Now this is going to be one of the most important parts of getting the most amount of money for your home in the quickest amount of time, because it means exposure. Now I don’t just put the sign in the front yard and stick it on the MLS. There’s got to be so much more detail in selling a house than that. I have a very strategic, comprehensive digital marketing strategy that I utilize. Now this is going to involve writing highly targeted campaign ads across multiple social media platforms. Now please note, I’m not talking about posting your home on an agents Facebook page, because that’s just not enough, and actually your home will get about 97% less exposure by doing it this way. So I properly expose your home across multiple social media platforms. If you’d like to see more about the marketing aspect of selling your home, I’ll get into more detail about that part of marketing the house later, but it’s a very important aspect and it shouldn’t just be breezed over.
Now I’m also going to recommend whether or not you should have any inspections or repairs done, prior to going on to the MLS. As the beginning, we’re going to go over disclosures, and that way those would be available to buyers so that they can be fully aware of the condition of your home prior to them making an offer. We don’t want surprises in escrow. Okay, so once we’ve done all the marketing and it’s all in place, then we’re going to go live on the MLS. Now don’t forget, I’m going to go into major sites like Zillow, Realtor.com, places like that, and enhance those sites to get optimum performance. And now that you’re live, you can expect calls to start coming in to me from agents that want to take their clients through your home and see it. Now the buyer’s agent, or myself, is always going to be there and accompany these buyers, so you don’t have to worry about that. Depending on the time of year, and the market conditions, that’s going to determine how long your home’s going to take to sell.
