Hey, guys. I am here in the Cold Spring Ranch neighborhood tour in Lehi, Utah, and I want to give you a tour of this neighborhood, tell you what it’s all about. This is a D.R. Horton master-planned community, more or less. There’s about 1200 homes in this subdivision. You can see the clubhouse there behind me that has a pool. I want to show you what the homes look like, what the neighborhood looks like, and talk more about the subdivision.
With this community, the amenities, not just is there the paved walking trail that connects to the Jordan River Parkway trails, but you have pickleball, you have parks, you have basketball courts, the swimming pool, you can rent out the clubhouse. And that is all part of this HOA community. Now, renting out the clubhouse, there is an additional fee to that, but it is only for people that live in this subdivision. They also have a pump track.
Behind me, you can see where the new townhouses are being built, and those are going to be ready in about September, October time range. All the way to the east or the back of the subdivision is the larger single-family homes, which I’ll show you. They have the three-car garage, just bigger than some of the existing single-family homes that are in the subdivision.
One of the things I love about West Lehi and this community is take a look at those amazing mountain views behind me. You can see my hair blowing all over, so I’ll talk about that. The last few times I’ve been out here, both in winter and now in summer, it is a little bit breezy here, more so than what you find in other parts of Lehi and the valley. Now, it could just be my bad luck on the days I’m out here, but not quite as windy as you’ll see in other parts of the areas. Saratoga springs can be much windier than this, but just know there is windy days and breezes.
Okay, guys, I wanted to jump in my car and just talk to you a little bit more without all the wind noise, so you can make sure you can hear me. Now, stay tuned to the end. I am going to put together some more footage from the area, some drone footage, so you can see a better idea of the area. But you’ll notice there is still room for a lot of new construction to go in here. They’re out here working right now, digging holes. They have some basement foundation walls poured, things like that. Still, things are happening with the larger single-family homes, with the three-car garages.
One thing you’ll notice is that some of them back up to a natural preserve. Right now my understanding is they are not building on that because it’s in that Jordan River bed and that they’re planning on either keeping it natural or just putting a nice grass area. But one of the residents that live there said she’ll see foxes out there in the mornings and stuff like that. It’s a great option with a single-family home and not feeling like you have a house looking right in your back window.
As for the prices, those are going in the 800 thousands for those larger single-family homes without basements finished. The smaller single-family homes, those are in the 600,000 range and closer to 700,000 with a basement finished. And then your townhouses. I saw one this morning for as low as 399. If you haven’t checked out my video from last week, I did do a tour of one of the townhouses. So check that out.
This is an idea of what the finished townhouses look like. The subdivision isn’t older, so I don’t want to use that word. However, these townhouses are still part of Cold Spring, but they’ve obviously been completed and people moving in or moved in, already living in them.
Okay. You can see all the new construction going on for the townhouses. Those are estimated to be complete in about September, October.
Okay. Behind me is the Jordan River Trail that I was telling you connects with the community. To give you an idea, there is still lots of new construction going on behind me, but you have the larger single-family homes back here and the smaller single-family homes just to the west of me.
