3 of the Most Affordable Neighborhoods in Draper, Utah
What are the three most affordable neighborhoods in Draper? Everybody wants to move to Draper or ask about Draper. So if you watched my video last week, you know I mentioned how expensive the average sales price is here in Draper. So today I want to take you on the tour of the three most affordable neighborhoods. So stay tuned.

Okay, let’s jump into it. First, I want to tell you all three neighborhoods are located in an HOA community. And they are all in the low 300s, and they also have very similar amenities available to you. So let’s take a look at each one.

The first community I want to talk about is Draper Peaks Condos. And these are very conveniently located. They are walkable to all of the shopping on 123rd. You’re just about a mile and a half from the track station. So you could walk there. So you have all the shopping, post office, movie theaters, water park, everything is walkable from this community. Now they are starting at about $310K currently, and I’ve seen them go up to about $360,000 give or take. These units, they are about 11 to 1,200 square fee and your HOA fee is about $180 a month. Now, your HOA fee does cover things like water, sewer, trash, the clubhouse, a swimming pool.

Now, just keep in mind though, that I looked at the last year and everything that has sold or is currently active or under contract. So prices were notoriously high and things are changing. The market is changing. So these numbers, by the time you look at this video, maybe it’s in 2023, could be very different. So reach out to me and I’m happy to talk to you more about them.

The next community I want to talk about is Bella Monte. And that is very conveniently located right at the corner of Interstate 15 and Bangerter Parkway. So very convenient for freeway access. This is also a gated community. And thank you to my drone pilot, who got footage for me of the neighborhood, because I am not a rule breaker. So I did not go behind the gates to give you a peak of the community. It is like I said, very convenient for freeway access, but it doesn’t have all of the conveniences that we mentioned in Draper Peaks. So you do still have a grocery store you can walk to. You have the Draper dog park you can walk to. A play park, a pharmacy, banks, things like that, but not nearly the amount of food options for restaurants and shopping that you will get at the first location that we talked about. So just keep that in mind.

Now, these units are starting about $335,000, and they’re about 1,200 square feet and up, not much more than 1,200 though. So your HOA fee is a little bit higher at about $220 per month. And they do say they have a gym in their clubhouse. Now, I have not been there personally to attest to that. That is just what is reported.

Next is Chandler Pointe, and that is located close to South Mountain, about a half a mile from Interstate 15. It is not going to have any of the walkability that the other two have. You’re kind of like right at the base of South Mountain. So there’s a couple of office buildings around there, but nothing walkable for restaurants or shopping or anything like that. So be aware of that. Now Chandler Pointe is townhouses. One thing that makes it different is you can get a one-car garage at Chandler Pointe. Whereas the other two, it was either a carport or just parking spaces.

Now, Chandler Pointe is going to be very similar in square footage to the condos. So you’re talking 11, 1,200 square feet, and they’re going anywhere from $330K to $360K. Your HOA fee is higher than the other two communities at $250 a month for the same types of amenities that the other two have. However, Chandler Pointe also has a hot tub if that’s important to you. And like I mentioned, that garage base that so many people like is also available at Chandler Pointe.
