Are you about to hire yourself a cookie-cutter realtor? Don’t miss these three important questions when it comes time to decide on which Realtor you’re going to hire to represent you to buy or sell a house in Utah. Hi, I’m Melissa with Utah Homes by Melissa.
Look, it’s no secret. You have lots and lots of options when it comes to Realtors in Utah to represent you in the home buying or home selling process. But here are my three unique questions that you should ask a Realtor before you hire them to represent you in Utah.
Number one. Are you a cookie-cutter agent? And what I mean by this is whether or not that agent is going to do things like every other agent out there. List your house for sale on the MLS. Only look for houses to buy on the MLS. Hold an open house and so on and so forth, yadi, yadi you get the point. You want someone that’s going think outside the box when it comes time to real estate in Utah. Do they know about home buyer grants that you might be eligible for? Are they going to do more than just drop the price on your house if it’s not selling? Do they have a unique marketing plan to sell your house? And I’m not talking about sharing it on Facebook with some friends.
Number two. Do you earn a salary for being a real estate agent? Think of it this way. If they’re making a salary, then it doesn’t really offer them any incentive on whether or not they sell your house for top dollar or if they even sell it at all because they’re going to get paid regardless if they sell your house. If you’re buying a house, same thing. What urgency do they have to find you that hot property when it hits the market? Or if you’re looking in a hot price range to buy, a low inventory area, are they going to go the extra mile to find your house by doing things like door knocking in a neighborhood that you want to live in but there’s nothing available for sale right now? If they’re earning a salary, again what incentive do they have to do that?
Number three. Do you have any real estate designations? Now, this is important because it shows a willingness to go beyond the minimum criteria of becoming a realtor in Utah. Designations are given when an agent successfully completes a class that they take from the National Association of Realtors about various real estate topics.
And finally, this question is often overlooked. It’s not unique but it’s overlooked and it’s so important. Do you work real estate full time? You want to make sure that you’re hiring somebody that treats real estate as their business and they do it all the time and not their hobby. I hope you found this helpful.
