Steps to Buying a House in Salt Lake City If You Haven’t Moved to Utah Yet

What steps do you need to take to move to Utah if you’re still out of state? Well, today that’s what I’m talking about. Hi, this is Melissa Ballman and I’m a real estate agent here in the Greater Salt Lake City area. So what that means, if you’re looking at making a real estate move, I’d love to connect with you. But first, today, I want to talk about a topic and how these conversations go all the time when people contact me about moving to Salt Lake City, Utah, and they’re still out of state. And they always say to me, “Melissa, I don’t even know where to start.” So let’s go through that today.

So it doesn’t matter, I talk to people that are moving here for job transfers or just because, and the number one thing they always say to me in the first conversation is, “Melissa, I don’t even know where to start. I’m still out of state.” And the one thing I always ask is, are there any commuting things that we need to be aware of? For instance, if you’re transferring here for work, do you need to be within so many miles for you to commute into the office? Or do you want to be so many minutes from where you’re going to work or what geographic things do we need to work with? And that way it helps me point people in a better direction if we start there. Now, it doesn’t always have to be work-related more and more people are cyber commuting and so some people are just moving here just because, but they want to be close to some things. I’ve talked to people that want to stay within a certain school district for their kids. I’ve talked to people that want to be close to the ski resorts.

And if that’s the case, I’m not going to tell you to move out west into Daybreak because that’s not close to ski resorts. Sometimes it’s because of kid’s sporting activities, whatever it is outside of work, if there’s something that we need to take into consideration, that’s the second step to figure out. I often hear people say, “I want to live near the mountains and near the trails.” I hear people say, “I want to be in a good school district. I want to be in a good neighborhood. I want to be in a safe neighborhood.” You name it, I hear it all. But first, we got to narrow down the work situation and commute and if there’s anything related to activities for either yourself or your kids that we’re working with.

Next, everybody knows kind of what monthly payment they’re comfortable making. So we need to figure that out. I don’t want to know what you’re pre-qualified for on a house or anything else. What is a realistic number that you’re comfortable paying in a monthly mortgage payment? You need to know that and understand that. If you’re doing a job transfer, then you need to take into account if you’re getting a raise, what does that look like? And then we can go from there. So that brings me to my final point, call me.

So I work with an amazing team of people and I’m very versed in what it takes to show properties and work with out-of-state buyers. Believe it or not with YouTube and all the experience I’m getting with working from out-of-state buyers. It is a more difficult time to work with out-of-state buyers than it is with in-state buyers. So I’m very experienced. I know from feedback from previous clients who have bought houses, sight unseen, yes, literally sight unseen. And everybody I talked to said, “I never thought I would do that.” And they ended up doing that.

And so through this process, I’m very experienced in it. Now I’m going to get you in touch with some amazing lenders that I work with. And depending on your situation, I’m not always going to refer you to the same people. I have to take into account things like, do you need a jumbo loan, are you a first-time home buyer, are you a VA buyer, et cetera. So I have an amazing network of lenders that I work with. So once I get a feel and an understanding of your situation, I will refer you over to some of those amazing lenders to work with and we will just help you out and get you moved here and take it from there.
